"Doing what is right" is the value Lisa Palmer says has held Regency together for 30 years — from her first day in 1996 when the company owned about 30 properties, to her role today as President and CEO of a portfolio of nearly 500.
In between: a decade in Capital Markets, six years as CFO, and the added title of President in 2016, a role she's held through becoming CEO in 2020.
Her belief hasn't moved once in three decades: the company can change everything about itself, but at its core, it stays the same. Ask anyone who's worked with her and they'll tell you the same thing: she means it.

Regency continues to expand its national footprint with two new specialty grocery-anchored projects on opposite coasts.
We recently closed on The Shops at Fall Hill, a new ground-up development in Fredericksburg, VA. The center will bring approximately 39,700 SF of retail to the area, anchored by a leading grocer alongside a multi-tenant building and three outparcels.
Regency has also announced plans for Redlands Marketplace in Redlands, CA, a roughly 70,000-SF Whole Foods Market anchored center in the Inland Empire. Construction is slated to begin in Q4 2026.
Two markets, one strategy: investing where residential growth meets genuine demand for essential retail.

Regency Centers is honored to be a founding participant in Signs of HOPE, which has helped bring 988 Lifeline messaging to nearly 1,700 shopping centers across the country. It's a small reminder in a place people already go, that support is close by.

1. **From Downtown San Diego:**
- Take I-5 N and merge onto I-8 E.
